McCullagh and Scott was selected as the General Contractor for a new commercial construction project for Florida Urology, a large medical practice. The objective was to create a custom-built facility that would meet the growing needs of the practice, enhance patient experience, and provide long-term financial benefits.

What’s Involved?

Client Background: Florida Urology had been operating out of a high-rent location, which significantly impacted their operational costs. By transitioning to ownership of their own building, they aimed to reduce their monthly payments while simultaneously building equity in their property.

Design and Construction: The project involved the construction of an 8,000 square foot medical facility, designed by a professional interior designer who combined a variety of materials to achieve a modern yet natural aesthetic. McCullagh and Scott managed the entire construction process, ensuring the client’s specifications were met with precision and quality.

Facility Features:

  • Labs and Workstations: The building includes multiple laboratories and workstations, equipped with state-of-the-art technology to support the medical staff’s needs.
  • Waiting and Check-In/Out Area: A large, welcoming waiting area with ample seating, combined with efficient check-in and check-out stations, enhances patient flow and comfort.
  • Treatment Rooms: The facility boasts 16 treatment rooms, each outfitted with beautiful cabinetry and seamless flooring to ensure a clean and professional environment.
  • Private Restrooms: There are 11 private restrooms throughout the building, offering convenience and privacy for patients and staff.
  • Breakroom: A spacious breakroom is available for staff, providing a comfortable space for rest and collaboration.

Design Elements: The interior design features a blend of modern and natural elements, creating a calming yet contemporary atmosphere. The use of high-quality materials and finishes is evident throughout the facility, from the seamless flooring in the treatment rooms to the elegant cabinetry.
Outcomes: By moving to their new facility, Florida Urology achieved significant cost savings, significantly reducing their monthly lease payments compared to their previous high-rent location. How much do you think this will cost?...or...What is the square foot price?
The cost of commercial construction is very dependent on the type of materials selected along with other choices owners make. That being said, all construction types must pass a plan and cost review in order to be approved by underwriting to ensure that the price point is in line with the open market. If you do not have access to a plan and cost review or an appraisal, please contact us to further review your needs.
Can we fit what we’d like to build?
The Florida Building Code in conjunction with Land Development Code utilizes a matrix to determine what types of buildings can be located in certain types of zoning conditions. If you do not have a FAR calculation readily available, please contact us for better direction.
How long does it take to get a permit?
Common nomenclature refers to having "a permit" as if there were just one permit to obtain from the City or County. This, however, is not entirely accurate in that there are different kinds of building permits and there are multiple government agencies for site work that all need their respective permits in order to proceed with a project. There is also the possibility of needing various levels of re-zoning which is a separate process, but proceeds permitting. The shortest process is 3 months and the longest is 15 months.
